How We Deliver a Turnkey MEP Project

An illustrative scope — how Element Control Systems approaches a multi-discipline MEP assignment across HVAC, fire fighting & protection and water solutions, from the first site survey through to documented handover.

Illustrative scope

The scope below is representative of a multi-discipline MEP engagement. It does not describe a specific named client or project.

Delivery modelTurnkey SITC — Survey, Design, Supply, Installation, Testing & Commissioning
Sectors servedIndustrial, Pharmaceutical, Commercial, Healthcare, Infrastructure

The challenge

Complex MEP in live or time-critical environments.

Across industrial plants, pharmaceutical facilities and commercial fit-outs, MEP works must be coordinated without disrupting ongoing operations. Regulatory requirements, inspection timelines and handover milestones leave no room for rework or undocumented installations. Managing multiple disciplines under a single accountable contractor is how ECS removes that risk.

The approach

Before any equipment is ordered, our engineers carry out a thorough site survey and produce a buildable design against the applicable standards — ASHRAE and ISHRAE for HVAC, NFPA and NBC for fire, and NBC for water. Off-site fabrication of manifolds and skid assemblies reduces on-site exposure time. Installation is sequenced and supervised by qualified engineers; all joints, ducts and pipework are tested to documented acceptance criteria before insulation or concealment. A formal TAB (Testing, Adjusting and Balancing) report is raised for HVAC systems and signed off against the design intent.

What ECS commits to on every project

  • A buildable, coordinated design prepared before procurement begins
  • Certified materials and equipment procured to specification
  • Pressure-tested pipework and balanced airflows verified by instrument
  • Compliance with ASHRAE, ISHRAE, NFPA, NBC and ISO — documented throughout
  • Complete O&M manuals, as-built drawings and commissioning records at handover
  • AMC and facility maintenance support available post-commissioning
Our SITC methodology

A disciplined delivery process, every project.

Six structured stages that take a project from site assessment to live, documented operation — with no gaps in accountability.

01

Survey & Design

Site survey, load and demand assessment, and a fully coordinated design against ASHRAE, NFPA, NBC and applicable standards.

02

Supply

Procurement of certified equipment, materials and fabricated assemblies — specified, sourced and inspected before delivery.

03

Installation

Skilled site teams carry out fabrication and installation under engineering supervision, with strict quality and safety discipline throughout.

04

Testing

Hydrostatic pressure testing of all pipework, duct leakage checks, electrical and controls verification — all recorded to acceptance criteria.

05

Commissioning

TAB for HVAC, flow and pressure proving for fire and water systems; all parameters set to design and documented in commissioning records.

06

Handover & AMC

Full O&M manuals, as-built drawings, inspection certificates and a structured handover briefing — then ongoing AMC support if required.

Our commitment
“Every system we deliver is designed for performance, built to code and supported long after handover — one partner, accountable from concept to commissioning.”
